Terms and conditions
OF LEASE, RENTAL, USE AND REGISTRATION FOR MOTEL

ALL Guest(s), Lessee(s), Lessees’ Agents and/or reservation agencies (Guests) by execution of this agreement acknowledge complete agreement with the terms herein stated and that they were under NO duress and absolutely had no reservations or purposes of evasion when signing and agreeing to the following:

a) Advanced payment is required by credit/debit card including a $200 deposit in cash or credit card authorization that guarantees ALL services, room reservation fees, wireless internet, onsite parking, key deposit, cable TV, etc. will be paid. Cash is not accepted.

b) Guest(s) authorize facility(s) owner and/or his authorized agent (lessor) to charge all fees, damages, and other rental associated charges including but not limited to pet fees, telephone calls, property damages/losses, missing property, post registration room guest and pet fees, extra room days of stay and, as applicable, other items identified by lessor to their credit/debit of record. Note unauthorized pets will be charged at a minimum of $150.00 each per day regardless of length of unauthorized stay or size/breed of pet. No more than 2 dogs are permitted per room.

c) No credit/IOU credits are available to the guest(s) in any way or at any time.

d) All properties are privately owned. The lessor reserves the right to refuse service and use of their facilities to anyone and can raise or lower fees and other costs of stay at any time with reasonable justification without consideration for initial rates, fees, or costs.

e) The guest(s) is solely responsible to secure all his or his guests’ property. The lessor and/or other lessees are not responsible for theft or loss by any means of the guests’ property including but not limited to jewelry, money, or credit/debit/phone cards.

f) No lessees’ or their guests’ weapons of any kind are authorized on lessor property without lessor’s written permission.

g) This agreement/contract SUPERCEDES and takes full precedent with prejudice over any and all other agreements the lessee has or may have during their stay including but not limited to credit/debit card contracts or other third-party funding agreements.

h) A reservation agent or other representative of the occupying guest(s) by making verbal, written, e-mail, etc., reservations and/or registering a guest(s) acknowledge and affirm that the occupying guest has the full legal authority to obligate the reservation agent jointly and severally. This includes insurance servicing organizations, credit/debit card serving and issuing organizations, travel agencies, etc. to the terms and conditions of this agreement.

i) By executing this agreement, the guest(s) agrees that they are jointly and severally responsible for all damages, losses, missing property, additional leasing fees/charges, any and all other caused costs/losses, etc. and the associated reimbursement/recover fees/charges. They authorize the lessor to collect those additional fees and charges by charging their credit/debit card of record and/or debiting any cash deposit without any additional or supplemental lessee, lessee’s authority. If the amount determined due is not satisfied by this method the lessee guarantees payment of the balance by other means with 7 days of the agreement’s check out date.

j) After entering any leased facility, the lessee is responsible to within 1 hour notify the lessor or his agent of any and all existing damage or missing items, (checklists are available in the facilities or at the lessor check in desk.) Failure to comply automatically mandates that nothing was wrong, damaged, missing, etc., and makes the lessee responsible to refit the leased facility.

k) Refund policy: No refunds or fee reductions are given after check in. NO REBATES are given if reservation cancellations are not accomplished before 14 days for monthly, 7 days for weekly and 72 hours for daily use of the check in date.

l) In addition:
No unauthorized person to stay in room unless they are on the registration form and contract. • No tobacco, cannabis usage, e-cigarettes, vaping, or illegal drugs in any of the rooms or property EVER. • No pets in non-pet rooms. Any damages will be charged to your credit card
• DOGS MUST always be on a leash when outside of your room. Many people are afraid of dogs of all sizes • No excessive barking. • Do not leave your dog(s) in your room alone unless they are in a travel crate. • Do not allow your dog(s) to urinate on motel property. Pee pads are not allowed.
• Please do your dishes daily. • Housekeeping will service the room on a regular basis. • Keep sink clean – no food in sink or down drain – you will be responsible for plumber. • Do not hang personal items on outside of your door or put personal items on banister or any bench for any length of time. • No loud parties/music/activities. • No excess trash (boxes, oil cans, etc.) • No un-authorized autos in motel parking lot. • No auto repair in motel parking lot.

• Quiet time is 10:00 pm • Check-out time 11:00 am

CHILDREN & PETS

Children are welcome with an accompanying adult. Children age 2 and under stay free. Pets are welcome. Pets must weigh under 85 pounds. No Cats No Birds No Exotics Dogs must be kept on leashes while on property Dogs should be walked off property. Guest are required to pick up any doggy messes ('doggie bags" can be found in the office) Dogs are not to be left alone in a room unless crated If dogs are deemed a nuisance your stay will be terminated No refunds on stays after check-in There is a $150 cleaning fee added for any stays after 10 consecutive days
